At Anthony's Painting, we never rush prep. We fill and sand holes and cracks, repair damaged drywall, caulk gaps around trim and windows, sand glossy surfaces for adhesion, and apply the right primer for the substrate. This work is invisible when we're done, but it's what makes everything else last.

How We Do It
Work out why the last finish failed
Peeling, cracking and bubbling each have a different cause. Fixing the surface without fixing the cause just moves the problem a year down the road.
Fill, patch and repair
Nail holes, cracks and damaged drywall. Larger areas get skim coated rather than spot filled so there is no visible patch under the finish.
Sand
Filled areas flattened, glossy surfaces scuffed so the next coat has something to hold onto. Most adhesion failures start here.
Caulk
Gaps around trim, windows and doors closed up. On exteriors this is also what keeps water out of the joints.
Prime for the substrate
Bare wood, fresh drywall, water stains and old gloss all need different primers. Using one product everywhere is a shortcut that shows later.

What Affects the Price
We do not publish a price per square foot, because the number would be wrong for most homes. These are what actually move the estimate.
- Extent of the damage, spot repair versus full skim coat
- Whether plaster or drywall, older plaster takes longer
- How many stains or bare areas need priming
- Amount of caulking around trim, windows and doors
- Whether it is standalone prep or part of a full paint job
- Pre-1978 homes, where lead-safe practices apply
How Long It Takes
Depends entirely on what the walls need. Spot repair in one room can be half a day. A full skim coat of a badly damaged room, with drying time between coats, can be two to three days before painting starts.
What We Use
Fillers and compounds matched to the substrate, plaster and drywall are not the same repair. Primer chosen for what is underneath rather than used as one universal product.
Common Questions
Can I hire you for prep work only?
Yes. We do standalone preparation for homeowners painting themselves and for contractors who need the prep done properly before they start.
Why does prep cost so much of the estimate?
Because it is most of the labour. The painting itself is the fast part. When a quote comes in much lower than the others, the prep is almost always what was removed from it.
Do you repair plaster as well as drywall?
Yes. Much of the older housing stock in this area is plaster, which cracks differently from drywall and takes a different repair.
What about lead paint in an older home?
For homes built before 1978, Pennsylvania requires contractors working with lead paint to be EPA Renovation, Repair and Painting certified. We follow lead-safe work practices on eligible properties and can advise on testing.
